Probate & inherited property

Inherited a Property? Start With Your Options.

An inherited home can involve property decisions, estate timing, family responsibilities, repairs, belongings, and questions about whether to keep or sell. I help families understand the real estate side, compare the available options, and evaluate what each path may require.

You May Have More Than One Option

An inherited property does not always need to be handled the same way.

The property’s condition, ownership, location, expenses, estate status, and the family’s goals can all affect which option makes the most sense.

My role is to help you evaluate the property, understand the real estate numbers, and compare the potential timeline and responsibilities connected to each path.

Four Inherited Property Options

Keep the Property

You or another family member may decide to keep and occupy the home. Before deciding, consider ownership responsibilities, maintenance, insurance, taxes, repairs, and whether the property fits the family’s long-term plans.

Keep It as a Rental

The property may have rental potential. I can help you review possible income, condition, expected repairs, management expenses, market demand, and the responsibilities that come with owning a rental property.

Prepare and List the Property

Preparing the property and exposing it to the full market may provide the strongest sale price. This can involve cleaning out the home, selected repairs, showings, pricing, and time for the traditional sales process.

Sell the Property As-Is

Selling as-is may make sense when the property needs significant work, the family lives out of state, or repairs are not practical. An as-is buyer will usually consider the cost, time, and risk of completing the work when determining the offer.

When appropriate, I can help evaluate an as-is sale, connect the family with potential buyers, or discuss whether I may have an interest in purchasing the property myself. Any role or financial interest will be fully disclosed and handled according to Compass and North Carolina requirements.

Common questions

Inherited Property FAQ

I am a REALTOR®, not an attorney or tax advisor. Legal, estate, and tax questions should be reviewed with the appropriate qualified professional.

Can an inherited property be sold before probate is complete?

It depends on how the property is titled, the status of the estate, and who has the legal authority to make decisions for the estate. An estate attorney can explain the legal requirements. I can help once the appropriate person has authority to address the real estate.

Can the property be sold as-is?

Yes. The family should compare the convenience and timeline of an as-is sale with the potential results of completing selected repairs and listing the property on the market.

Do all heirs have to agree?

That depends on the ownership structure, estate documents, and North Carolina law. This is a legal question that should be reviewed with an estate attorney.

Can you help if I live outside North Carolina?

Yes. I can help review the property, provide virtual updates, coordinate local service providers, and manage the real estate process while keeping the appropriate decision-makers informed.

Do we have to clean out the property first?

Not necessarily. The answer depends on the chosen selling strategy. I can help evaluate whether a cleanout or selected preparation is likely to improve the result.

Can you recommend an attorney or other professionals?

When needed, I can help connect you with estate attorneys, tax professionals, contractors, cleanout companies, inspectors, and other local resources. Each professional operates independently.
