The short answer

Eligible veterans, service members, and some surviving spouses may buy a primary home with a VA-backed loan without a down payment or monthly mortgage insurance. Approval still depends on the borrower, available entitlement, appraisal, and lender requirements.

I’m Freddy Alban, a Marine Corps infantry veteran and REALTOR® with Monarch Group at eXp Realty. I have used VA benefits for my own family. My approach is to compare the property, the monthly cost, and your longer-term plans before choosing a home in Charlotte.

What makes a VA loan different

A VA-backed purchase loan is made by a private lender with a VA guaranty. Compare written Loan Estimates rather than assuming one loan type or lender always offers the best deal.

  • A down payment may not be required when entitlement and appraised value support the purchase. Full entitlement does not remove lender approval requirements.
  • There is no monthly VA mortgage insurance charge. You still need property insurance and must budget for taxes and ownership expenses.
  • The benefit can be reused, subject to entitlement and occupancy rules.

Your Charlotte homebuying plan, step by step

  • Confirm eligibility. Ask a VA-experienced lender to obtain your Certificate of Eligibility and review any prior VA loans. Some requests require additional records.
  • Get pre-approved. Review credit, income, debts, assets, and a payment you can comfortably maintain.
  • Plan your cash. Ask for a written estimate that includes inspections, appraisal, closing expenses, reserves, moving costs, and any contract deposits.
  • Compare homes. Look at condition, location, layout, maintenance, and future flexibility.
  • Prepare the offer. Discuss price, seller credits, due diligence, earnest money, and realistic deadlines.
  • Complete the appraisal and a separate home inspection. The appraisal addresses value and VA property standards; it does not replace a detailed inspection.
  • Clear lender and closing requirements, then move into the home as required by the occupancy rules.

Costs to discuss before making an offer

A one-time funding fee may apply and can generally be financed into the loan. Certain borrowers are exempt, including eligible veterans receiving service-connected disability compensation. Have the lender verify your status and exact charge.

Other costs may include appraisal, legal and title work, prepaid taxes, insurance, and inspections. Seller credits are negotiable. VA rules treat ordinary closing-cost credits and seller concessions differently; the lender must confirm the allowed structure.

In North Carolina, the due diligence fee and earnest money have different refund rules. Fees are negotiable. Review the contract and VA protections with your agent and closing attorney before committing money you cannot afford to lose.

Prepare a competitive VA offer

A clear financing plan can help the seller evaluate your offer. No approach guarantees acceptance.

  • Include an up-to-date pre-approval and make the lender available for questions.
  • Ask about the seller’s timing and build practical inspection and closing deadlines.
  • Compare seller credits with the overall price, payment, and cash needed.
  • Discuss condition concerns early, while preserving the protections your situation requires.

Buy for today and keep future options open

Think about maintenance and resale before buying. If a future rental is part of your plan, investigate HOA rules, management costs, and local requirements. The current VA purchase must meet occupancy rules; future rental plans do not replace that requirement.

Frequently asked questions

Can I use a VA loan more than once?

Yes, subject to eligibility and entitlement. Restoration may be available after a prior VA loan is paid off and the property is sold. Some borrowers can use remaining entitlement while keeping an earlier VA loan. Ask the lender to calculate it from your COE.

Can I buy a fixer-upper with a VA loan?

Potentially, but the home must meet applicable VA property requirements. Repairs or a suitable renovation loan arrangement may be necessary. Confirm the property and lender’s requirements before relying on a repair plan.

Can I buy a duplex or a fourplex?

VA-backed financing may cover a property with up to four units when you occupy one as required. Lender underwriting, reserves, appraisal, and rental-income rules still apply.

Does North Carolina offer property tax relief for disabled veterans?

Some qualifying disabled veterans and eligible surviving spouses may receive an exclusion on a portion of their permanent residence’s assessed value. Disability compensation alone does not establish eligibility. Check certification, ownership, occupancy, and filing requirements with your county tax office.
